If the house is suitable for you, we ask you to complete an application form. On the form we do ask for references, this is normally from previous landlords. If this is not available, we can ask for a suitable guarantor.

Once your references have been received and your application has been successful we can proceed with setting up a tenancy.

Tenancies

You will be asked to complete a tenancy agreement. We offer 6 month shorthold tenancies. An assured shorthold tenancy is the most common type of tenancy if you rent from a private landlord or letting agent. The agreement is fixed for 6 months and then continues on a period basis, rolling on month to month.

Once you have signed the tenancy agreement, we can hand over the keys to your new home. You will be provided with your own personal login details to access our online tenancy portal. Here you can see all details of your tenancy, including all of your rent charges and payments.

Rent Collection

We will collect rent on a weekly or monthly basis from you. Most tenants prefer to use online banking or counter payments into our client bank account. Where this is not possible we can visit you to collect cash payments.

Maintenance and property checks

We make regular arranged visits to the property to check on the condition of the property and to carry out the required annual gas safety inspection, EPC and electrical safety inspection to comply with regulations.

You can report any repairs to us and we will arrange for these to be attended to.

Monthly statements

You will receive a monthly statements detailing your rent charges and rent payments.
